REALTOR! BEWARE OF SCAMS!!!!!!

Here in San Bernardino County we have a scam where people are calling our office requesting combo numbers under the guise they are real estate agents wanting to show one of our for sale listings. The agent answering the phone should get their license number first but not all agents do that. The combo number is given to the caller to enter a vacant listed house and show it as a rental.

Subsequently, the caller takes a prospective renter to the house and shows them the home, signs a lease agreement and takes their money for deposit and the renters move in. Meanwhile people buying the house close escrow, but when they go to the house someone is living in their home illegally with a lease agreement. This creates a legal problem for both families!

Recently, people from Craig's list are calling our office asking about rentals we have posted. Actually, the houses they are calling about are for sale not rent.

The other day I got a call from someone that found me on Active Rain. She wanted to see a mobile home in Yucaipa, I found her one. The next day I met her at the mobile, she liked it, but before she could buy it she had to be approved by the owners of the park.

The following day she called me and said she was in another city and left her things in the motel she was staying at, and said the motel would not let her pay for her room over the phone with a credit card. She asked me if I would go pay for her room and she would give the money back when she got back in town! (Does anyone want this referral? LOL)

I told her to let me think about it for a minute, but I had no intention of falling for her scam. Realtors and public alike be aware of these scams so you don't get burned. I might have if I wasn't informed. Pass this information along!

$8,000 TAX REFUND FOR FIRST TIME HOMEBUYERS

I just wanted to remind you, the $8,000 tax refund for first time homebuyers will be ending 4/30/2010. Your home must be purchased by 4/30/2010, and escrow has to close by 6/30/2010 to get your refund of up to $8,000.

The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000. There are also income limits. Time is running out. The problem is that some escrows take longer to close, like short sales.

As you know most homes are short sales now. That gives you 3 months from today to get your escrow closed.

The fact that the credit is refundable means that the home buyer credit can be claimed even if the taxpayer has little or no federal income tax liability to offset.

Typically this involves the government sending the taxpayer a check for a portion or even all of the amount of the refundable tax credit.

For example, if a qualified home buyer expected, notwithstanding the tax credit, federal income tax liability of $5,000 and had tax withholding of $4,000 for the year, then without the tax credit the taxpayer would owe the IRS $1,000 on April 15th.

Suppose now that the taxpayer qualified for the $8,000 home buyer tax credit. As a result, the taxpayer would receive a check for $7,000 ($8,000 minus the $1,000 owed). We still have time to find your house but time is running out.
